For rental application consideration, the following conditions must be met:

• Each adult (18 years or older) must provide valid identification, including a photo and current address. Acceptable forms of ID include a driver’s license, military ID, passport, etc.
• A minimum of two years of verifiable employment history is required. The combined monthly income should be at least three times the monthly rent. Applicants must submit the two most recent pay stubs or official written verification of income from the employer.
• A minimum of two years of verifiable rental history is necessary.
• We may contact your current and/or previous landlords, and a positive reference is required.
• Each applicant must have a credit score of 530 or higher.
• No past evictions or judgments for non-payment of rent will be accepted.
• No criminal record within the past seven years.

 

RENTAL APPLICATION CHECKLIST
Please ensure the following items are submitted together:

• Completed and signed rental application for each adult (18 years or older).
• Valid photo ID for each adult.
• Two paycheck stubs or official written income verification, as mentioned above, for each adult.

 

ADDITIONAL INFORMATION ON APPLICATION PROCESSING
Incomplete applications will not be approved.

• We adhere to all Fair Housing laws and regulations.
• If approved, a non-refundable $300 deposit must be provided within two days to hold the property.
• Deposit payments must be in certified funds, such as a cashier’s check or money order.
• Applications will be processed in the order they are received. The first complete application will be given priority.
• There is a $45 non-refundable application fee.
